Listing Your Home

Benefits of listing your home with a REALTOR®
provides that extra peace of mind knowing that your property is being marketed for the right buyer.

Marketing Your Home

A marketing strategy is necessary to help get your asking price or close to it. This is done in a variety of different ways and your REALTOR®can go over the specific details.

Negotiating the Sale

Negotiation is an art and a science. Keeping your emotions under control is key during this process. When negotiating your REALTOR® will use the necessary skills.

Real Estate is the Key to success

Where are your Keys?

Listing Your home

Preparing Your home for sale

First thing first, hire a real estate professional.  By doing this you will avoid making selling mistakes before you even get started.  Your real estate professional will do an initial walk-through of your home with you to provide you with a selling analysis.

Seller Pre-Inspection

Sellers often opt to do their own pre-inspection prior to placing their home on the market.  Having a pre-inspection done prior to listing your home can avoid any surprises that can cause hiccups during the selling process and allow you time to correct.

Determine the asking price

This is last step before your real estate professional list your home on the MLS.  Before you reach this step in the process your real estate professional has done their homework on how your property compares to others in your area that either recently sold or is currently on the market.  You want your asking price to comparable not unreasonably above market value.

Marketing Your Home

Multiple Listing Service (MLS)

By listing your home on the Multiple Listing Service (MLS) you are able to reach a large range of potential buyers.  Once your listing is active on the MLS your listing should populate onto the following platforms: Zillow, Realtor, Trulia and Homesnap getting your home more exposure.

Social media

Advertising on social media will get your home more exposure, and can start stacking up viewing appointments the first day your house is active.  According to “Pew Research Center’s Social Media Use Survey” approximately 81% of U.S. adults use YouTube, 69% use Facebook and 40% use Instagram.

professional photos

The quality of your listing photos should be taken by professional photographer or with a Digital Single Lens Reflex (DSLR) camera (not a cellphone).

Open Houses & Agent-Only Tours

Open House

Will an open house sell your home?  The answer is possibly, however with most listing an open house will not solely sell your home.  The combination of open houses, the Multiple Listing Service (MLS) and marketing by your agent will get your home the most exposure and attract the right buyer.

Agent-Only Tours

Agent-only tours allow buyers agents to view the listing property in hopes that they may have the perfect client to purchase your home.

Yard Signs

Yard signs are helpful in drawing attention to your home from by-passers.   Although according the the National Association of Realtors 90% of home buyers begin their search online 9% of the homes purchased were discovered from a yard sign. According to Zillow 69% of buyers who used an agent said their new home was found by them.

Virtual Tours

more exposure

A virtual tour will get your home more exposure and allows your home to stand out with more improved visibility.  Virtual tours will attract serious home buyers sooner, and may help sell your home faster.

Attract out-of-Town buyers

Virtual tours will pique a home buyers interest, and minimize the number of home buyers that are not interested.  This is an excellent form of marketing for Out-of-Town and international buyers that cannot easily access the property in person.

minimize Showings

Virtual tours is a sure fire way to minimize the number of showings for buyers who end up not interested.  This will save both the seller and buy unnecessary time spent.
